It is no surprise that the longer is duration of the loan, the more is the percentage of the finance charges. In addition, although your monthly payments will decrease, they will never get below the amount of the loan multiplied by the monthly interest rate.

In our example, if the mortgage amount is $100000 and the monthly interest rate is 0.5% (5% / 12), the monthly payments will always be at least $500. You can quickly verify that by selecting Duration-other and entering a very long loan duration, for example 1000 years.
